Estate surveyors and Valuers in Nigeria have been enjoined to always ensure uniformity in the valuation rating for compensation of property owners acquired by the government for better accountability in the country.
The Ebonyi state commissioner for Lands and Survey, Mathew Nwobashi who advised while addressing a team from the Federal Ministry of Housing and Urban Development with respect to the plans to review the valuation of economic trees and crops in Abakaliki maintained that the state government was committed to compensating owners of every property revoked for any project across the state.
Dr Mathew Nwobashi stated the need for the review to cut across other landed property in the country to better the lots of the citizens and government.
Correspondent reports that the acquisition of lands, crops and other economic property by the government for public purposes or overriding public interest can be in several phases, as stressed by the Land Use Act 1978, such as infrastructural development, urban planning, or economic projects.
However, adequate compensation of the property owners is also a fundamental right of Nigerian citizens, hence the decision of the federal government, in collaboration with estate Surveyors, to embark on a review of the valuation rate of crops and economic trees to suit the current economic reality of the country.
On his part, the commissioner for Rural Development, Okeuwa Omebe, emphasised that the review of the valuation rate was expedient following the changes in the economy of the country.
Earlier, two estate surveyors and valuers, Prof Kemiki Olurotimi and Mr Chizoba Ugwu, said the planned review of the valuation of crops and economic trees in the country would accommodate the interest of both the government and citizens whose property was revoked by the government to ensure adequate compensation.
The group pledge to address the issues of discrepancies inthe valuation ofthe same property by different surveyor, for fairness and justice inthe compensation of property owners across the country.
